Are Florida Home Prices Going Down in 2026? What Buyers and Sellers Should Know
FLORIDA HOUSING MARKET • AUGUST 2026
Are Florida Home Prices Going Down?
Sales slowed in August. Mortgage rates remained elevated. Yet Florida home prices posted another year-over-year increase. Here's what the numbers are actually telling us.
If you're waiting for slower home sales to automatically turn into falling home prices, Florida's 2026 market has been stubbornly refusing to cooperate.
August gave us another good example. Fewer homes closed compared with the same month last year, mortgage rates remained a challenge for buyers, and yet median prices still moved slightly higher.
That doesn't mean prices are suddenly taking off again. It also doesn't mean every neighborhood in Florida is appreciating. What it does mean is that the statewide market has been more resilient than the simple "sales are slowing, so prices must be falling" story suggests.
START WITH THE NUMBERS
Florida Prices Increased Again in August
According to Florida Realtors®, the statewide median sale price for existing single-family homes reached $415,000 in August, a little more than 1% higher than August 2025.
That made August the sixth consecutive month in which Florida's single-family median price increased compared with the same month a year earlier.
Condos and townhouses followed the same general direction. Their statewide median price climbed nearly 3% year over year to just under $298,000.

THE INTERESTING PART
Prices Rose Even Though Fewer Homes Sold
This is where housing headlines can get confusing.
Single-family closed sales declined about 1.5% from August 2025. Condo and townhouse sales were down just under 2%.
Those declines actually ended 11-month streaks of year-over-year sales gains in both categories.
So yes, activity cooled. But cooling activity and falling prices are two different things.
DON'T CONFUSE THESE TWO
|
Sales Activity How many homes are actually changing hands. |
Home Prices What buyers are paying for the homes that do sell. |
They influence each other, but they don't have to move in the same direction at the same time.
So What's Keeping Prices From Falling?
Supply is one important part of the answer.
Florida Realtors reported that the supply of both single-family homes and condos and townhouses fell by double digits compared with a year earlier.
That matters because buyers may be moving more cautiously, but they're also choosing from fewer available properties.
Florida Realtors Chief Economist Dr. Brad O'Connor described the August numbers as looking more like the market is leveling off than changing direction entirely.
THE OTHER PRESSURE
Mortgage Rates Are Still Making Buyers Do the Math
Mortgage rates spent much of 2025 and 2026 moving between roughly 6% and 7%, and rates are currently higher than they were a year ago.
Even a relatively small rate change affects a buyer's monthly payment, especially once you're talking about a several-hundred-thousand-dollar purchase.
That helps explain why sales can slow without necessarily creating a dramatic shift in home values. Some buyers step back or reduce their budget while others continue shopping, particularly when the right property becomes available.
WHAT THIS MEANS FOR YOU
Buyers and Sellers Should Read This Market Differently
|
FOR BUYERS Don't build your entire plan around waiting for a crash. August's numbers don't tell us what prices will do next, but they do show why slower sales alone aren't evidence that a major price decline is around the corner. Your budget, monthly payment, property type and local inventory are much more useful decision points. |
FOR SELLERS Stable prices don't mean buyers will accept any price. Buyers are still sensitive to monthly payments and borrowing costs. A home that's positioned correctly against its current competition is in a very different situation from one priced around what the seller hopes the market will eventually deliver. |
NOW, ABOUT THE SPACE COAST
Florida's Median Price Doesn't Tell You What a Brevard County Home Is Worth
This is the part I wouldn't skip.
The $415,000 figure is a statewide median. It combines thousands of transactions across very different Florida markets. It isn't a price guide for an individual home in Brevard County.
Even within the Space Coast, the answer changes depending on whether you're looking at a newer home in Viera, an established neighborhood in Melbourne or Rockledge, waterfront property in Merritt Island, or a condo in Cocoa Beach or Cape Canaveral.
Property type, condition, insurance considerations, price range, location and competing inventory all matter. That's why the useful question isn't simply, "Are Florida prices going down?" It's, "What's happening with homes like this one, in this part of Brevard County?"

THE BOTTOM LINE
Florida's Market Has Slowed.
Prices Haven't Followed It Down Yet.
August marked another month of year-over-year price gains even as sales softened. Tightening inventory is helping support prices, while higher mortgage rates continue to put pressure on buyer demand. For anyone making an actual move, the statewide trend is the starting point. The local market is where the decision gets made.
